| So Buying a house? Get a Good Home Inspection! Now everyone knows the importance of getting a home inspection prior to buying a home, but this tip is about getting a GOOD home inspection. So to explain what a good home inspection, let's define a BAD home inspection. A bad home inspection is one that doesn't fully evaluate the home's conditions, or the condition of the home's equipment and appliances. How does a home inspector commonly not do a good job, it's when the home inspector has a vested interest in the home being sold. This can develop when a buyer's real estate agent, doesn't want a home to be purchased by their client for a lower price. So to prevent a home buyer from negotiating a lower price, or even walking away, a buyer's real estate agent will recommended real estate agents that are bad. Although a home inspector has to follow rules, if there is something border line, they can fail to record it. This results in a BAD home inspection, and a home buyer not getting the right set of information for making an educated decision. A good home inspection is one performed by a home inspector that doesn't want to be bullied by a real estate agent. This usually means a GOOD home inspector will almost NEVER be offered, or recommended by a buyer's real estate agent. So if you are buying a home, find out what good home inspectors service the area. This can be found through referrals, the BBB, and your own experiences. Ask for sample reports, are they informative, do they include information that suggests the home inspector took their time evaluating the condition of the home? Good luck, you might have to actually disagree with a home inspector, when your real estate agent finds that you aren't using their recommended inspectors.
